What Georgetown Is Actually Like
The Square is the real thing. Limestone Victorian storefronts around a working 1911 courthouse, restaurants and shops in the buildings, and people out on a Tuesday evening. Blue Hole and the San Gabriel River run right through town. Southwestern University keeps a small college presence downtown. Wolf Ranch handles the shopping. It is the only city on this side of the metro that feels like a town rather than a subdivision cluster.
Georgetown is growing faster than its roads, and that shapes every buying decision here. Six things to understand.

The commute is longer than the map says
I-35 north of Round Rock backs up hard in the morning. Figure 45 minutes to downtown Austin on a good day. The 130 toll around the east side is often faster to the airport and to south Austin than I-35 ever is.
Growth is outrunning infrastructure
This has been one of the fastest-growing cities in the country for several years. That means new schools, widened roads, and construction on your route for the foreseeable future. It also means your neighborhood may not look like this in five years. I tell you what is platted next door before you buy.
Sun City is its own market
The Del Webb 55-plus community is enormous and it trades on completely different terms from the rest of Georgetown. Different price patterns, different buyer pool, its own assessment structure. If you are over 55, start here. If you are not, understand it drives a lot of the city’s sales numbers.
Georgetown ISD versus the boundary edges
A good district, and the city is annexing and building fast enough that boundaries move. Parts of the area also feed Jarrell or Florence districts. Never assume from a listing. I verify with the district for the address.
Water, wells, and the west side
East of I-35 is city utilities. West toward Cimarron Hills and out 29 you can be on a well and septic, and drought restrictions are a live conversation. Flow test, water quality test, septic inspection. Every time.
Get the insurance quote early
Texas homeowners insurance surprises relocating buyers more than the tax rate does. Roof age and, on the west side, wildfire exposure both move the number. I want a real quote during the option period.

Where to Look in Georgetown
Eight areas I send buyers to most, and what each one trades away.

Active adult
Sun City
The largest 55-plus community in Texas, with golf, a fitness center, and more clubs than you can name. Buying here is buying the amenity, not the house. Understand the age restriction and the assessment structure before you fall for a floor plan.

Master-planned, closest in
Wolf Ranch
South side, walkable to H-E-B and the shopping center of the same name, with river trails and current construction. The easiest Georgetown address for a commuter. Carries a district assessment.

Golf and estates
Cimarron Hills and Berry Creek
Cimarron Hills is gated with a Jack Nicklaus course and the top of the local market. Berry Creek is more established and less expensive, a traditional country club neighborhood with mature trees and larger lots, and no age restriction, which makes it the answer for buyers who want Sun City amenities without the 55-plus rule. Both trade privacy for a longer drive to the Square.

Walkable and historic
Old Town Georgetown
Late 1800s and early 1900s Victorian, Craftsman, and folk Victorian homes inside walking distance of the Square, and the best housing stock in Williamson County. Small inventory, real inspection findings, and historic district rules worth reading before you plan a renovation.

Mid-century and quiet
University Park
Tree-lined streets and mid-century houses near Southwestern University. Quieter than Old Town, more house for the money, and the same short drive to the Square. Solid bones, dated systems, and my usual recommendation for buyers who want character without a historic district rulebook.

Family standard
Georgetown Village
Early 2000s, traditional designs, alley-loaded garages, and sidewalks that actually go to the parks. One of the most walkable family neighborhoods in the city and a reliable resale story. Old enough now that roof and HVAC age are the questions to ask.

Newest
Parkside on the River and Water Oak
West side along the river, newest inventory, builder incentives usually available. Verify what your section pays in assessments and what is platted on the land next to you.

Value and land
East of I-35 and out toward Weir
More house and more land per dollar, quieter, and further from everything. Verify utilities, road maintenance, and whether you are on a well before you commit.

Commute
Fort Cavazos and Camp Mabry
Georgetown is the practical middle for families split between Austin and Fort Cavazos, which is about an hour up I-35. Camp Mabry is 45 minutes south against traffic. A lot of my retired Army clients land here for exactly that reason.
Your care
Temple VA is close
The Olin E. Teague VA medical center in Temple is roughly 45 minutes north, which is a real advantage over living south of Austin. I will factor your appointment schedule into where we look.

VA loans and the 55-plus question
Zero down and no mortgage insurance, and with a 100% disability rating the Texas exemption is significant against these values. If you are a veteran over 55 looking at Sun City, there are specifics worth a conversation before you tour.
