German founded in 1845, built between two rivers, and now one of the fastest-growing cities in the country. New Braunfels gives you Gruene, Landa Park, the Comal and the Guadalupe, and a genuine midpoint between Austin and San Antonio. For a military family tied to JBSA, this is one of the strongest places on my list.

What New Braunfels Is Actually Like

Two spring-fed rivers run through town and the whole city is organized around them. Landa Park, the Comal at 72 degrees year round, tubing on the Guadalupe, and Schlitterbahn where it all started. Gruene has the oldest dance hall in Texas and a historic district that still feels like a separate village. Downtown around the plaza has real restaurants and a courthouse. Wurstfest every fall. It is a town with an actual identity, which is rare at this growth rate.

New Braunfels is two school districts and several very different markets. Six things decide what your money buys here.

Two districts, one city

Comal ISD covers most of the area and New Braunfels ISD covers the older core, and both are well regarded. Which one your address feeds affects schools and resale, and it is not obvious from a map. I verify with the district for the specific address, every time.

You are between two metros

Austin is about 50 minutes north and San Antonio about 35 south, both on I-35. That flexibility is the single best argument for living here, and it is why dual-commute households and JBSA families land in New Braunfels rather than further north.

River proximity means floodplain

The Comal and the Guadalupe both flood, and the Guadalupe has done real damage in living memory. I pull the flood map and a genuine insurance quote during your option period, and on river property I want an elevation certificate before you commit.

Tourism shapes some neighborhoods

Tubing season brings serious traffic and short-term rentals cluster near the rivers and Gruene. In some neighborhoods that means weekend crowds and rotating neighbors. I will tell you which streets that affects before you tour, not after.

MUD and PID assessments

Newer master-planned sections carry district assessments that do not appear in the list price and can add meaningfully to the payment. Older in-town neighborhoods often carry none. I show you the all-in monthly number either way.

Get the insurance quote early

Texas homeowners insurance surprises relocating buyers more than the tax rate does, and hail history in this corridor drives roof pricing. On older homes near the rivers it matters even more. Real quote during the option period.

Where to Look in New Braunfels

Nine areas I send buyers to most, ordered from the historic core outward, and what each one trades away.

Historic and sought after

Gruene

1800s German limestone and Victorian homes near Gruene Hall and the Guadalupe, in a district that still reads as its own village. The most character in the county and the smallest inventory. Expect real inspection findings and short-term rental neighbors on some streets.

Walkable core

Historic Downtown

Older character homes within walking distance of the plaza, the restaurants, and the Comal. German heritage in the architecture and the street names. Usually New Braunfels ISD with no district assessment, which is a genuine advantage over the newer subdivisions.

Classic and elevated

The Hill

Just north of downtown on higher ground, with mature oaks, large classic homes, and the quietest streets this close to the center of town. Low turnover. When something lists here it is worth moving on quickly.

Established family

Mission Hills Ranch

West side, tree-lined, and fast onto Loop 337, which makes it one of the most practical family neighborhoods in the city. Settled rather than staged. Older systems, so inspect properly and price the roof honestly.

Largest master-planned

Veramendi

Off Loop 337 and Highway 46, with schools inside the community, parks, and resort pools. Current construction and builder incentives usually available. Carries a district assessment, so compare the all-in monthly number rather than the list price.

Newest and growing fast

Mayfair

On the expanding southern and western edge, built around connectivity to the highways and the retail corridor. Newest inventory in the city. Verify what your section pays and what is platted on the land next to you.

Rolling terrain

Meyer Ranch

Northwest of town toward Bulverde, with rolling topography, several builder options, and community event space. A good middle ground between subdivision amenities and Hill Country feel. Verify the district for the specific section.

Acreage with amenities

Vintage Oaks

Up near FM 306 in the hills, with one-acre-plus lots, trails, long views, and a large amenity center. The answer for buyers who want land without going fully rural. The drive into town is longer than the map suggests.

Value and first-time buyers

Solms Landing, Creekside, and the east side

Where the entry price lives, closest to I-35 and the retail corridor, with the most square footage per dollar in the city. Strong VA territory. Confirm the district and the assessment before comparing it to anywhere else.

JBSA is the reason

Randolph is roughly 25 minutes, Fort Sam about 35, and Lackland around 45. Nowhere else I work puts you this close to JBSA while still keeping Austin reachable. If you are stationed at Randolph, start your search here.

BAMC and Audie Murphy

Brooke Army Medical Center at Fort Sam and the Audie Murphy VA hospital in San Antonio are both about 35 minutes. For a retiree with a real appointment schedule, that access is worth more than any amenity on this page.

Your benefit

VA loans work well here

Zero down, no mortgage insurance, and enough new construction that builders are used to VA offers and often pay closing costs. With a 100% disability rating, the Texas exemption changes your payment substantially against these rates.
