Pflugerville ISD is growing fast

A solid district building campuses to keep up with the rooftops. Boundaries shift when schools open, and parts of the city feed Round Rock or Manor ISD. I verify with the district for the address rather than trusting the listing.

Blackland clay moves

This is old farmland and the soil is expansive clay. Foundation movement is normal here, manageable with drainage and watering, and worth a serious look rather than a glance. I want the foundation examined properly, not checked off.

You are buying 2000s and 2010s houses

Most of the city went up in the last 25 years. That means decent bones and roofs, HVAC systems, and water heaters that are all reaching the end of their first life at the same time. Budget for it rather than being surprised by it.

Falcon Pointe

Resort-style pools, a disc golf course, a connected trail system, and an on-site elementary, with Stone Hill Town Center and the retail corridor a few minutes away. Where most of my Pflugerville buyers land. Carries a district assessment worth verifying before you compare it to Round Rock.

Blackhawk

A large master-planned community anchored by the Blackhawk Golf Club, with multiple amenity centers and active new construction still going in. Closest to 130 for the Samsung and Hutto commute. Older sections need real attention on roof and systems.

Sorrento

One of the newest areas, near Lake Pflugerville, with more architectural variety than most of the city: craftsman and cottage designs alongside larger modern homes. Builder incentives usually available, and typically the highest assessment. Check what is platted next door.

Avalon and Springbrook

Sidewalks, parks, Pflugerville ISD, and the most square footage per dollar on the east side. Solid VA territory. Verify the specific school assignment, because it varies street to street.

Windermere and Mountain Creek

Mature trees, real parks, and traditional homes dating to the 1970s and 1980s. The quiet advantage over here is toll-free access toward I-35 and central Austin, which saves real money over a year. You are buying an older house, so inspect it properly.

Pflugerville Heights

Well established, mature landscaping, stable values, and walking distance to the original schools and downtown Main Street. Small inventory. The neighborhood people stay in rather than trade out of.

Highland Park

A traditional streetscape, the lowest price points in the city, and generally lower assessments than the east side, which is a rare combination here. Strong VA and first-time buyer territory. Expect older systems and price them in.

Camp Mabry is a straight run down MoPac or I-35 depending on the hour, roughly 30 to 40 minutes. The airport is closer than downtown via 130, which matters if you travel for duty.

The Austin VA clinic is a manageable drive south, and Temple is about an hour north up I-35. Pflugerville sits well for routine care on the Austin side.
